Homeownership is an important part of “The American Dream” and is the biggest single investment most people make in their lifetimes. Homeowner Associations (HOAs) and their governing documents (also known as covenants) are put in place to help protect and maintain that investment. Your Amberleigh Village HOA board, along with Main Street Management as your Property Management company, are working hard to manage the business of the Association and to keep the community looking great.
As homeowners, however, everyone must do his/her part to ensure the Association’s governing documents are followed. These documents contain very specific guidelines to ensure a uniform standard within the community. Here are some helpful reminders:

• Lawns – Should be maintained free of weeds, debris and grass and should not exceed 10 inches in height. (As spring rains have come, grass is really taking off so please mow timely.)

• Signs – Election-related signs can be up 30 days before an election and must be removed 5 days after an election.

• Parking – Vehicles need to be parked in garages or on the driveways serving the lots. This will allow for easy passage of emergency vehicles. Parking on lawns is prohibited.

• Prohibited Vehicles – Commercial vehicles, tractors, busses, mobile homes, recreational vehicles, trailers, campers, boasts, watercraft, and boat trailers, are to be parked only in enclosed garage areas. All vehicles need to be operable.

• Animals & Pets – No farm animals, fowls or domestic animals for commercial purpose shall be kept or permitted. All pets need to be kept under the control and supervision of an adult owner and kept on a leash when off an owner’s respective lot. Please promptly collect and properly dispose of all pet waste.

• Garbage Cans – Garbage cans shall be stored or maintained indoors or out of view except for designated pickup days. Trash cans need to be removed from the curb within 48 hours of pick-up.

• Mailboxes – Each owner shall maintain the mailbox and structure as it was originally installed by the builder. Any repairs or replacements need to be done so as to ensure substantially the same appearance. See mailbox standard for reference. http://amberleighvillage.org/

• Noise – Please be respectful of your neighbors as to avoid infringing on their quiet enjoyment.

• Speed limits – For the safety of everyone all vehicle traffic must abide by the posted speed limits.

• Design Changes – Any modifications to existing or the addition of a structure requires approval from the architectural committee. Home additions, decks, sheds, fences, and solar panels are just a few examples of when an ACC request is required.

• All Rental Properties – need to register contact information with the management company. This will allow for more accurate and timely communication.

Who should I contact if a streetlight is out?

What if I have a problem with loud neighbors, or animals not on a leash or extreme concerns that require immediate attention?

We suggest that in circumstances that require emergency assistance, homeowners should call the proper authorities.  For instance, if a dog is running loose in a community, animal control should be contacted.


How do I know what is allowed within the community such as basketball goals, satellite dishes, fences, pools, and hot tubs?

There are covenants and restrictions that were given to homeowners at closing that you can use for reference to see what the community will allow. If you do not have these documents you can contact the title company or closing representatives or Main Street Management for a copy.  Main Street Management charges $25 for this service.  Every homeowner is entitled to a copy of these documents.  The covenants can also be viewed and/or downloaded on this website for your convenience.


If I want to make changes, additions, or improvements to my lot, what process do I need to follow?

You need to submit an Application For Approval form which can be downloaded from this website or mailed to you.  A plot plan needs to be included that is marked where the changes will be on the lot.  A contractor’s estimate needs to be submitted as well.  After these documents are sent to us, we have 30 days to process the request and a letter will be sent to the homeowner with the status of the request.


What if I have a complaint about another homeowner who is not in compliance with the covenants and restrictions for my community?

You can call or email the Property Manager, Jennifer Cassady, and express your concern.  She does a rotation schedule of property inspections and can address the issue to try to solve it quickly.


What if I have a problem with my home and it is in the interior structure?

Main Street Management only handles the exterior issues for the community.  You, the homeowner, are responsible for all interior issues.

How do I pay my yearly dues?
